A land and entitlement result that required real conviction from all sides. On behalf of an industrial developer client, we assembled and worked to entitle a large tract for industrial use in Stockton. During the entitlement phase, we identified that Walmart was in the market for a major owner-user site — and earned Walmart's confidence that the entitlements would be secured. On that strength, Walmart went under contract during the entitlement process and closed on the ±120-acre site as soon as entitlements were finalized. Walmart went on to build a ±900,000-SF e-commerce facility on the land. Assemblage, entitlement, and a marquee owner-user sale, held together by our team's credibility to deliver.
